When is rent due?
Rent is due at the first day of each month. The tenant will be charged an additional 10% of the monthly rate for any rent that is received after a 10 day grace period.
How do I remit payment?
Rent can be paid cash, check, direct debit, or Venmo transfer. Payments can be mailed, submitted electronically, or dropped at a designated location. No partial rent payments will be accepted.
What is the length/term of the lease?
The terms of the leases are year-to-year and will continue on a year-to-year basis until the Landlord or tenant terminates the tenancy or other arrangements are agreed upon in writing. 30 days notice is required before moving out.
Are utilities included in the rent?
Electricity and Water are not included. Trash and recycling services are included.
Can the landlord raise rent during my tenancy?
The landlord has the right to increase rent after the first year term ends. Advanced notice of 30 days will be given in writing.
How much is the security deposit?
A security deposit is due with the first month's rent payment and will equal one month's rent. The deposit will be held until the tenancy is terminated. The security deposit will be returned minus deductions for maintenance performed during the course of the lease and property damages. The inspection and refund may take up to three weeks. Tenants cannot use the security deposit as a payment for the rent.
Who is responsible for repairs?
Landlords must keep the property habitable and respond to repairs requests within 14 days. Tenants must handle minor upkeep and cleanliness.
Who is responsible for yard maintenance?
The Tenant is responsible for keeping outdoor areas of the property in a clean, safe, and presentable condition. This includes, but is not limited to, regular mowing of the lawn, trimming of shrubs, removal of weeds, snow removal, and proper disposal of yard waste including leaves.
Are pets allowed?
Pets and animals are not allowed to be kept in or about the property without written permission of the landlord. Pet occupancy will result in a monthly increase in rent and a non-refundable fee in the amount of one month's rent.
Are guests allowed?
No guests may occupy the property longer than one week without written consent of the landlord.
Is smoking allowed?
Smoking is not allowed anywhere on the property by tenants or guests. Vaping will be allowed on a case-by-case basis.
Are property improvements allowed?
The tenant must receive written permission from the landlord prior to performing any property improvements.
Are the landlords allowed to enter the property?
The landlord must provide proper 12-hour notice before entering your dwelling, except in emergencies.
What is the screening process for new tenants?
Tenants must undergo a three part screening process: 1. References 2. Credit Check 3. Background Check. Satisfactory results are required before a lease will be offered. Costs of the screening will be $25 per check (credit and background). Applicants may provide a recent credit report.
